              Who is the builder?
              We have a network of builders who specialize in the different areas of the Lower Mainland and in different types of construction; ranging from houses to townhouses to high rises. Once we understand your needs we can schedule a meeting with the appropriate builder.
              Why do I have to work with you?
              Frequently the inexperience of the customer can prevent them from achieving their cost or timeline goals. We assist as the development managers to insure the builder stays accountable to the terms set forth at the time of contract. We also protect the builder from scope creep by clearly defining the structural design and finishing with the customer before commencing.
              How do you get paid?
              We take a management fee. Even with our fee, we are still able to provide cheaper construction than our competitors because of our organization and our ability to keep projects running on time. Also, because of the volume of construction in our network, we achieve greater pricing breaks with suppliers that we pass straight to our customers.
              Do you have references or show homes?
              We have both. We can provide you customers who would be happy to discuss their experience with us and at any given time we will have several homes that our customers may visit to see with their own eyes the quality craftsmanship, as well as a visual representation of what they will get at specific costs/sqft.
              Should I buy land before contacting a builder, or talk to a builder before I buy land?
              It can be advantageous to contact a builder while you’re still researching land, as he can help you get a better idea of the kind of land you’ll want to build on. This can potentially save you money because of unforeseen costs that may not be visible to the average person. Also, we really can’t quote the cost of the build without knowing the building conditions we’ll have.
              Things to consider before purchasing land:
              • Location; will it have a desirable resale.
              • Neighborhood/community development plan; what is going to be built in the area or future plans.
              • Property setbacks and building size restrictions; can you build what you want on the lot.
              • Easements, Right of Ways, and Environmental; is there other factors that could limit or prevent the redevelopment of the property.
              • Zoning and Bylaw restrictions; can you build what you want and do you have to spend extra money for specific building codes in cities like Vancouver and their insulation bylaw.
              What are the steps to begin?

To begin, we would ask to meet you in person at one of our houses to discuss the options available to you, then we can plan to view the property you wish to build on or we can provide you a list of properties that we have found on the market today that possess great value and potential profits.
